Q: How long does it typically take from start to finish to build my new home? A: From the time you enter into a contract with us, until you actually take delivery at settlement is generally around 120 days. This can vary depending on weather, material availabilty, permits and a host of other factors and may take as little as 90 days, but can be as much as 180 days.
Q: How many opportunities will I have to point out various things that need to be corrected? A: You will have a pre-settlement demonstration and walk through, a six month post-settlement walk through and you receive an opportunity after settlement to have us correct any drywall nail pops. We simply ask you not paint, should you desire to have nail pops corrected.
Q: How can I be assured the home I purchase is built with quality? A: Carol Homes provides a one year warranty on all mechanical items as well as a ten year structural warranty through Residential Warranty Corporation. This is a third party vendor we have contracted with to assure you receive the treatment you deserve.
Q: How can I find out if I can afford a Carol Home? A: We have established a relationship with Sheryl Greenwald from Mercantile Mortgage in Hagerstown, MD as our lender of choice for our buyers. Their complete offering of loan products through a partnership with Wells Fargo, a leading mortgage lender, allows you to look at our homes and pick your options with peace of mind that once you've been approved you'll go to settlement.
Q: What are the advantages of new construction versus used or older homes? A: Other than the fact that new homes are a blank slate for you to pick and choose colors, finishes and even the lot, the number of warranties provided from the manufacturers of the appliances and materials make the peace of mind provided unquestionable. As well, today's electrical wiring, insulation and energy efficiency is light years ahead of where it was 30 years ago and even compared to ten year old homes. Plus, Carol Homes provides a full one year warranty and a ten year warranty. Not to mention that all the home's history will be yours to decide.
Q: Why should I pick Carol Homes over other builders in the area? A: Carol Homes has an established track record of providing a quality home with the amenities our buyers' desire for over ten years. Carol Homes doesn't hit you up for all of the features you want anyway. Carol Homes puts these features in every home we build to ensure your new home is the kind of home you've been talking about. We aren't the lowest price in town, nor do we want to be, because in home building, you get what you pay for.
Q: What if I have a home to sell before I can purchase a new Carol Home? A: That's okay. Over the years, many of our best customers have had homes to sell. We will work with you to ensure the process is as smooth as possible to make your transition to your new home as smooth as possible. See your sales manager for our specific policy in each of our communities.
Q: What incentives are you offering on your homes now? A: Incentives vary by subdivision, house type and even homesite. You have to consult with the community sales manager on the specific lot and house type of your choosing before Carol Homes is able to answer that question.
Q: What are the homeowner's responsibilities in your communities? A: The covenants, restrictions and/or association documents vary from community to community and even phase to phase. The most common question people have about homeowner's associations involve if the covenants are restrictive. The answer is a matter of perspective, as what one person finds lax, another finds restrictive. Many of the communities we build in have covenants to ensure the protection of property values and of the homeowners. We provide these documents for your reference. Should you have any questions about specific communities, please consult the appropriate sales manager and for legal questions, we ask you to seek competent legal advice. Back to Top Q: I noticed you have homes available for immediate delivery. How can I purchase one of those, because I want a new home, but I don't want to build? A: Carol Homes always tries to ensure there is an adequate inventory of immediate delivery homes, also called spec homes, to satisfy exactly that need. Often times people relocating to an area do not have the benefit of waiting 3 to 6 months for a home to be built. By having this inventory of homes, it also allows people to see some of our most popular floorplans, should you desire to wait and build from "the ground up."
